A video agent that answers
A real-time avatar that greets the visitor, holds an actual conversation, answers from your own materials and books the meeting into your calendar. No pre-recorded clips. This is the one already running in US real estate.
AI systems for US real estate
Answering leads in seconds. Screening the agents you attract. Turning one listing into a page, a reel and a week of posts. Handling the paperwork behind a closing. We design and build the AI that does that work, on your brand, your accounts and your rules.
Already running in US real estate: our video agent Amélia handles the first round of agent attraction for Igor Ulehla at Real Brokerage, on his site and live at conferences.
Your market, in four numbers
These are industry numbers, not ours. We read them before writing a word of this page, because they decide which AI is worth building for an agent and which one is a toy.
$503
average cost of a real estate lead, up 12.3% in a year
Every lead that goes unanswered is money you have already spent.
15 hrs
the average agent's response time to an inbound lead
Answering fast is a ninefold difference in conversion, and nothing about it requires a person.
44%
of agents give up after a single follow-up
Four in five deals close after five touches or more. That gap is memory, not effort.
10 hrs
a week spent on work that earns nothing
Scheduling, paperwork, chasing documents. Every piece of it is a pattern.
What we build
A real-time avatar that greets the visitor, holds an actual conversation, answers from your own materials and books the meeting into your calendar. No pre-recorded clips. This is the one already running in US real estate.
Attraction has to be inbound; the code of conduct rules out cold calling. So the agent takes the first conversation with everyone curious about your brokerage, answers the compensation questions and hands you the ones worth your time.
An instant reply on the page or by text, then a sequence that keeps going in your voice until they answer or opt out. The five touches you know you should make and never get to.
A listing goes in. The listing page, the description, a reel your avatar records without a camera day, the social posts and the email come out. Market updates publish the week the numbers land.
It writes its own neighborhood pages, watches its own technical health, tracks what converts and reports what it changed. It runs this site and a client's, every day, weekends included.
Transaction admin, invoicing, document chasing, email triage and tasks, connected through MCP to the tools you already use. It has run our own back office since February 2026.
How we work
Not a platform. One system, chosen on the first call for the fastest payback, with a number attached: response time, screened recruits, posts shipped. Fixed scope, agreed price.
Your listings, your scripts, your brand voice and your brokerage's rules, in a form the system can read and you can edit. Access is read only, through service accounts you can revoke.
In the first weeks everything is a draft you approve. You see exactly what it would have sent, which is also how we find out where it is still wrong.
When its judgment holds up on the record, we widen what it does alone. Autonomy tracks measured performance. It is not a switch we flip on day one because the demo went well.
Every run logged, every cost to the cent, and an experiments log that includes what failed. You always know what the machine did in your name.
Fit
Proof
We are a small studio working out of Bratislava and Stockholm. Everything below is in production with named clients, not slides. The numbers come from the systems' own logs.
The video agent, the attraction flow and the content pipeline are running in US real estate now. The autonomous website is proven on European sites, so pointing it at a US market means working with your IDX provider and your local MLS advertising rules, which differ market to market. We scope that on the first call instead of promising it blind. Either way you get a straight answer about what is a copy of something already running and what is genuinely new work.
How to start
Nobody should buy six systems from a studio they met in an email. We scope one, put it in production with a number attached, and grow from there only if it earns the right.
Where everyone starts
One system, fixed scope
The full system
Monthly, ongoing
The price depends on which system you start with and how many of your tools it has to touch. You get a quote with an exact number within two business days. We work per project or on a monthly retainer, and either way the scope is agreed before anything begins.
Questions
Most agents we talk to have a ChatGPT tab open and a brokerage tool they log into twice a month. That is AI you operate, and it stops the moment you get busy, which is exactly when you needed it. We build AI that operates without you: it runs on a schedule or a trigger, on your accounts, and reports what it did. The industry numbers say the same thing. 68% of agents use AI and only 17% see a business impact. The gap is not the model, it is whether anything runs while you are in the car.
For anything that touches listings, that is the first thing we check, before any quote. IDX rules are set by your local MLS and they vary, so we work with your existing IDX provider instead of replacing it. Most of what we build never touches the feed: the video agent, the attraction flow, follow-up and back office work all sit beside it. If your MLS blocks the specific part you want, you will hear it on the first call.
That is the right instinct. Anything that writes public-facing copy passes a check against HUD and NAR advertising language rules before it publishes: no references to protected classes, no steering language, no coded descriptions of who lives somewhere. Copy stays on facts about the property and the place. Your brokerage keeps final review, everything is versioned, and any piece can be pulled in seconds.
Everything. The code, the prompts, the knowledge base and the rules for what the system may do on its own, in your accounts and your repository. Your business knowledge does not live in a vendor's prompt. When you change brokerages, or change us, it goes with you. That is the whole reason we build it this way.
A few hours at the start to teach it how you work: your scripts, your voice, your brokerage's rules. Then the first weeks are the expensive ones, because it proposes and you approve while it earns trust. After that it is minutes a week and a monthly report. If it ever costs more of your week than it saves, we built it wrong and we fix it.
The least that makes it work, and never a shared password. Read only service accounts for analytics and data, publishing access only where something actually publishes, and your existing tools through their own connections. Access can be revoked at any moment, and every action the system takes is logged and traceable to a single run.
Forty minutes looking at how things stand. It tells us how far we can take you towards being an AI-native company, and what that will cost you at the end of the day.
